this most likely be of use to more people than the assumable first, based on the fact the first loan isn't an amazing deal, but this one could make sense for people that may not funds available for a down payment, etc.
the seller will take back a note on a second trust deed at $250 per month principal only for the first two years at a maxmimum of 10% of the purchase price. after the two years, then it will be principle and interest based on the current prime rate
